How we work
Every property goes through the same process, whatever the price. It's the work we do so that you don't have to.
Measurements, floors, year and terms come from the property's paperwork, not from the previous listing. What a document can back up gets published.
The price is checked against comparable transactions in the same area. When expectations drift from what the market supports, we talk it through before advertising.
Pets, short-term letting, building works and quiet hours are checked in the bylaws, not taken on someone's word. It's where most surprises appear after signing.
Minimum term, deposit, advance rent, what's included and what isn't. The numbers that define the deal are in the listing, not on the second call.
Criteria
Not every property we're offered goes live the same day. Some wait for something to be resolved: paperwork to complete, a price the comparables don't yet support, or bylaws that say something different from what the listing wants to say.
The catalogue ends up shorter. In exchange, what is published holds up line by line, which is the standard we work to.
In development
We're building the system to run the whole transaction online: application, file, contract signature and handover inventory, without anyone crossing town with a folder under their arm.
For anyone renting from another city or another country, that changes the experience entirely — and it leaves a record of every step, which is what settles a dispute months later.
Credentials
We sat and passed the assessment for competency standard EC0110.02, "Marketing of real estate", from the CONOCER system of Mexico's Ministry of Education. It's the certification that assesses how a property is taken on, how it's documented, and how a transaction is supported through to closing.
Our registration with the Quintana Roo Real Estate Advisors Registry is in progress. The state's Real Estate Services Act requires it in order to practise, and we are completing the process.
We're a young company and we say it plainly: we'd rather be known for how we work and what we can prove than for how long we've been around.
