Term, deposit, what's included and what isn't. It's all in the listing before you book a viewing, so nothing surprises you at signing.

This is standard for a tenancy in Quintana Roo. Having it to hand means a property can be reserved in hours rather than days; if something's missing, tell us and we'll help you get it.
Valid government ID (both sides), your CURP and RFC, and a current proof of address.
Proof of income for the last three months, plus an employment letter or tax return if you're self-employed.
References with names and phone numbers, plus the guarantor's details and proof of property ownership. In some cases, a legal surety policy.
The transaction
Most of our rentals run twelve months. When a property allows a different term, its listing says so.
The amounts appear in the listing from the outset. The deposit is returned at the end, against the handover inventory.
Maintenance fees, utilities and furnishings are specified property by property, because they differ in every building.
When a listing says pets are accepted, it's because we checked the condominium bylaws — not because someone said so.
When you receive the property an inventory is taken and its condition photographed. When you hand it back, the exercise is repeated. It's what settles a deposit dispute months later, and it protects both sides equally.
