What it is

A range, and the reasons behind it

A valuation opinion is a document stating what we believe your property can sell or rent for today, and — this is what makes it useful — what we base that on. A number on its own can't be argued with; a number with its comparables beside it can.

Determining the market reference value is one of the functions assessed by CONOCER standard EC0110.02.

The comparables

Comparable transactions in the same area: what was asked, what closed, and how long it took. They're cited, so you can judge them yourself.

The adjustments

Floor, view, aspect, condition, floor area and building amenities. Every adjustment is explained, not applied silently.

The asking price

A recommendation on where to start, based on how quickly you'd like to move. Listing high and correcting late costs more than starting right.

What still needs resolving

If something in the paperwork is going to hold up the transaction, it shows up here and not at the notary's desk.

The distinction that matters

It is not a formal appraisal

Valuation opinion

Issued by a real estate advisor. It's for deciding: what to ask, whether an offer is reasonable, whether to wait. It has no official standing, and doesn't need any for what it does.

Formal appraisal

Signed by a licensed appraiser in good standing. It's required for legal, tax or lending purposes: a mortgage, an inheritance, calculating acquisition tax. It carries a fee and an official format.

If what you need is a formal appraisal, we'll say so on the first call and help you get one. Presenting a valuation opinion where an appraisal is required only wastes time.

How to request one

The process begins with a conversation

On the first call we learn about the property and how quickly you'd like to move. Documentation is requested afterwards, once there's a service agreement and you've accepted our privacy notice.

We see the real condition, the building and the common areas. That's what separates a figure off a listing site from a grounded opinion.

With the range, the comparables cited and the adjustments explained.

You decide

It carries no exclusivity and doesn't commit you to listing with us. If you decide not to sell, the document is still yours.

Why we don't charge for it

It's the work with which we begin a professional relationship. We'd rather you saw how we work before signing anything — and that, if the number isn't the one you hoped for, you know it at the outset and not three months after listing.
